If the work involves demolition or construction of partitions you almost certainly need permission from several people.
If your premises are rented you will need your landlords approval,and remember to consider the long term delapidation clauses in your lease.
Any work that involves demolition or construction will at least need building control approval and possibly planning permission,see our web links to contact your local council for advice.
In many cases work can start before you receive building control permission but you must notify them 48 hours before work starts using an F10 form.
But remember,this does not mean you have their consent,and if they feel you are not complying with the regulations they can force you to alter or take down any parts that fall foul of the guidelines.

This will depend on the type and use of your building. A good place for advice will be your local council building control department or you can purchase a copy of The Approved Document Part M relating to disabled access from the HMSO.
Even if you are not obliged to permit disabled access,we often find that the minimal cost for most modifications to permit disabled access is not prohibitive.

We have found that budget prices can be misleading and so we always recommend that a site survey is carried out to ensure accurate costs. The costs can alter dependant upon site location,access to the site,working hours,height of ceilings,timescales and other issues which cannot always be resolved by a phone call. However we understand that there are occasions when site visits are not possible and therefore we would suggest that the following budget costs are used as a rough guideline.
Solid partitions allow £120.00 per linear meter Glazed partitions allow £230.00 per linear meter Standard door modules allow £210.00 Suspended ceilings allow £15.00 per square meter Light fittings allow £65.00 per fitting Carpet tiles allow £19.00 per square meter
The above costs are dependant upon the quality of finishes and site conditions.

We provide a full CAD design service which includes space planning and colour scheme advice.
Dependant on the size of the project this service is free of charge and in many cases any fee is refunded if we are awarded the project.

Safety glass must be used in certain areas that may be vunerable to impact.
The glass must be clearly marked with the British Standard number BS 6206,a code to identify the type of glass e.g. L for laminated,a classification for its impact resistance,either A,B or C,and the name of the manufacturer or the installer.

Like the domestic sector,the commercial construction industry is littered with good and bad contractors.
A good sign will be a contractors membership of a trade organisation,but make sure the trade asociation does more than just take subscriptions from its members.
We belong to 3 trade bodies,all of whom regularly inspect our projects on a random basis.
We are also members of Constructionline,a Government body that regularly checks our financial standing and references to enable us to work for all Government departments.
Another good source is taking up references with well known or established clients of your potential contractor.
The fact that we have been established for 30 years will hopefully give an indication of the standards we maintain.

Initally we can advise you on what partition performance is required, however,the local authorities do have their own interpretation of the regulations,so they should always be consulted to ensure compliance.
Generally,all escape routes i.e.passages that lead to a designated emergency exit should be protected by half hour fire resistant partitions.
Partitions that seperate two different tenants should be one hour fire resistant.
The subject of fire resistance and means of escape are quite complex,and we suggest that our advice is sought at the early design stage,as oversights can add to your anticipated budgets.
You may also find that some elements of upgrading are the landlords responcibility.

There is recent legislation covering building works,even if they are not of a structural nature.
Even relatively small projects are included within the CDM regulations (construction design and management).
We all have a duty of care to staff on site and visitors,so your contractors will expect the same duty of care.

These were introduced in 1994 to encourage better planning and safety procedures during construction and after. Basically all parties need to consider all potential risks involved with construction and demolition and show they have tried to minimise these risks.
The criteria for which projects come within the CDM regulations are as follows:
1.Projects that last more than 30 days.
2.Projects that last more than 500 man hours.
3.When there are more than 4 operatives on site at any one time.
4.When ANY demolition work is involved.
The clients duties are to appoint a planning supervisor,a designer and a principal contractor (in practice some of these roles will be fulfilled by the same person.)
1.The client must ensure that no work is started until a safety plan has been developed and agreed.
2.They must ensure that any details of the premises is passed to the planning supervisor,this will involve such things as an asbestos register,details of hidden services etc.
3.They must ensure that the health and safety file remains accessable throughout the life of the structure.
We can fulfil most of these roles and ensure that the regulations are followed.
Although at face value these regulations may seem daunting,but they can be managed without too much cost and time,and they should be viewed in apositive light as they safeguard on site staff and your employees. The building industry unfortunately has the highest fatality rate for any sector,so these regulations are viewed very seriously by the authorities.

We ask that all new account holders provide a 25% deposit with their offical order. Dependant on the size and timescale of the project we may request for interim payments,with the final balance being setteled 30 days after the date of our final invoice.

Most buildings constructed during the 1960s and early 1970s used asbestos for various fire protection reasons.
Commonly it will be found as a duct casing concealing pipework and wiring,as suspended ceilings and partitions or acting as a division between different areas of floor space.
Where possible the asbestos should be left in place and sealed with a suitable paint and clearly labelled and noted in an asbestos register.
The ideal cause of action is to have it removed,but this must be done by licensed contractors,as it is a criminal offence to do so otherwise.
We recommend that you seek professional advice on the issue of asbestos,either from a recognised organisation or your local council.

This is a mandatory requirement to have all portable electrical appliances tested annually to ensure they are safe to use.
Each product must be tested for its fuse rating and condition of wiring using specialist equipment operated by a competent person.
The product must be labelled showing the date tested and by whom.
Even a relatively small organisation could have around 300 items to be tested.
We provide this service at a cost of between £2.00 and £3.00 per item dependant on the quantity involved and will keep a register of the items and inform you of the date for the next inspection.

Some office areas need to be considered different from others dependant on the use of the area. The most common lighting requirement is to prevent eye strain during computer use. Also you must consider emergency lighting for escape routes.
